Joseph Leno is the Founder and CEO of Impact Equities, a real estate investment and development firm focused on acquiring and repositioning residential, mixed-use, and commercial assets across the United States. With over a decade of experience in the real estate industry, Joseph has been involved in the acquisition and development of more than $250 million in real estate transactions.
Joseph brings deep expertise in sourcing complex, value-add deals—particularly distressed and off-market acquisitions. His specialties include pre-foreclosure and foreclosure properties, non-performing and underperforming assets, rent-stabilized and rent-controlled buildings, and design-led repositioning. His portfolio spans luxury single-family homes, historic townhouse restorations, and ground-up multifamily and mixed-use developments.
Before joining Impact Equities full-time, Joseph was the Co-Founder and Principal of Quad Property Group, a real estate investment firm focused on the acquisition and management of multifamily properties across the Southeast U.S. During his time at Quad, the firm acquired over $30 million in multifamily assets in markets including Jacksonville, FL and Augusta, GA. In 2018, he moved full-time to Impact Equities to take on larger, vertically integrated development projects.
In 2023, Joseph and his team completed 21 Mt Hope Place in the Bronx—a 55-unit, 49,000+ square foot affordable housing development, delivering 100% income-restricted apartments to a high-demand New York City neighborhood.
Outside of real estate, Joseph is a classically trained vocalist, pianist, and actor, with a professional background in performance across stage and studio. He is also the Founder and Board Chairman of the Joseph & Anna Leno Foundation, named in honor of his grandparents. The foundation provides grants and scholarships to gifted high school students pursuing careers in the performing arts.

Roxana works on acquisitions and deal sourcing at Impact Equities. She identifies off-market opportunities, builds relationships with property owners and brokers, and guides each conversation from first contact to a firm offer. She works closely with the firm’s leadership on offer strategy and with the underwriting team to evaluate each opportunity, so sellers get clear answers and a fast, straightforward process.
With a background in both architectural design and real estate development, Roxana brings a practical understanding of a property’s physical condition and repositioning potential to every deal. Prior to joining Impact Equities, she worked with design studios in Florence, Italy, and Lima, Peru, on high-end residential and hospitality projects.
Roxana earned her Bachelor of Fine Arts in Architectural Design from Parsons School of Design in 2025 and her Master of Science in Real Estate Development from Columbia University in 2026.
Originally from Peru, Roxana speaks Spanish and English. Outside of work, she enjoys architectural photography, culinary travel, and pilates.
